A leaking tap, a blocked kitchen sink or a bathroom pipe that keeps dripping can interrupt your daily routine. Once you have arranged a plumber’s visit, a little preparation helps you explain the problem clearly and make the affected area easier to inspect.
You do not need to identify the exact fault or buy replacement parts before the visit. Focus on what you have noticed, safe access to the problem and the questions you want answered. Use this guide to prepare your home for a plumbing repair.
1. Check Whether the Problem Needs Urgent Attention
If water is escaping quickly, a fixture is overflowing or wastewater is backing up into a room, contact a plumber promptly. Stop using the affected fixture and keep children and pets away from the area.
If water is near sockets, wiring or electrical equipment, keep away from the affected area. Do not touch wet electrical equipment or step into standing water to reach a switch or breaker. Ask a qualified electrician for help when water may have affected the electrical supply.
2. Write Down What You Have Noticed
Give the plumber a short, specific description of the problem. Useful details include:
- Where the leak, blockage or other issue appears.
- When it started and whether it happens continuously or only during use.
- Whether one fixture or several fixtures are affected.
- Any previous repairs or recent changes in the same area.
For example, “Water collects under the kitchen sink only when the tap is running” provides a clearer starting point than “There is a plumbing problem.”
If it is safe, take a photo or short video of an intermittent problem. Share it before the visit, but do not deliberately recreate a leak or overflow just to record it.
3. Locate the Water Shutoff Valve
Find out where your home’s water shutoff valve is and make sure the plumber can reach it. For an active supply leak, close an identified fixture valve or your home’s shutoff valve only if you can safely reach it and know how to operate it.
Never force a stiff or stuck valve. Excessive force can damage it. If you cannot identify the correct valve or it will not close, tell the plumber and ask for guidance.
Tell the plumber if your property uses an overhead tank, a pump or a shared building supply. In an apartment, involve the building caretaker when access to shared controls is needed.
4. Clear the Workspace and Access Route
Remove items from the immediate repair area so the plumber can inspect the fixture and reach the pipework. For a kitchen sink repair, empty the cupboard underneath. For bathroom work, move toiletries, laundry baskets and floor mats away from the affected fittings.
Keep a clear route from the entrance to the workspace. Move loose belongings only when it is safe to do so, and ask for help with heavy furniture or appliances. Keep children and pets in another area while work is underway.
5. Explain Any Products or Repairs Already Tried
Tell the plumber about drain cleaners, sealants, temporary patches or other measures you have already used. If a chemical product has gone into the drain, share its name and when it was used before anyone starts work.
Do not add more chemicals while waiting for the visit, and never mix drain cleaners with bleach or other cleaning products. Mixing cleaning products can produce hazardous fumes.
Leave pipework and fittings in place for inspection. If you have already bought a replacement tap, hose or other part, send the model details to the plumber and ask them to confirm whether it is suitable.
6. Plan for Access and a Possible Water Interruption
Ask whether the repair is likely to require a temporary water shutdown. Plan cooking, washing and bathroom use around the expected interruption, and keep some of your usual safe drinking water available.
Share your address, floor number, nearby landmark and any entry instructions before the visit. Arrange for someone who understands the problem to be available to answer questions.
If you rent the property, confirm the proposed work with the landlord or property manager. When shared pipework or a building supply is involved, coordinate access and any water interruption with the caretaker and affected residents.
7. Discuss the Repair Scope and Costs
Before work starts, ask the plumber to explain what needs attention and what the proposed repair includes. Useful questions are:
- Is there a visit or inspection charge?
- Does the estimate include both labour and replacement parts?
- Will the work require opening a wall, floor or cabinet?
- If additional work is needed, will you contact me for approval first?
- Does the quoted work include cleanup and restoring any opened surfaces?
Ask for the agreed scope and estimate in writing, even if that is a short message. Keep any receipt and ask whether a repair warranty applies and what it covers.
Review the Repair Before the Plumber Leaves
Ask the plumber to demonstrate the repaired fixture and explain what was done. Have them check the repaired connections during normal use and point out any remaining issues that need separate attention.
Confirm when the fixture can be used, whether any follow-up visit is needed and whom to contact if the same symptom returns. Keep the repair details and parts information for future reference.
Quick Checklist Before the Visit
- Record the symptoms and share useful photos.
- Locate the water shutoff valve or arrange access through the caretaker.
- Clear the workspace and entrance route.
- Tell the plumber about previous repairs and chemicals used.
- Plan for a possible water interruption.
- Prepare your questions about scope, parts and costs.
